Our client is a private developer delivering a landmark 16-storey luxury residential tower in Orlando, Florida. Working in partnership with an experienced international development and construction management firm, the organization leads the project vision, financial strategy, and owner-level decision-making. The team is focused on delivering a high-quality tower that balances design excellence, constructability, and long-term value.

Why this Role is Open

As construction progresses, the ownership team is seeking an owner-side Project Manager to represent the developer on a day-to-day basis. This role exists to protect the owner’s interests across design, cost, schedule, and risk, while acting as the primary liaison between ownership, consultants, and the construction partner. The Project Manager will ensure informed decision-making and alignment with the project’s overall business objectives.

Responsibilities

  • Act as the owner’s Project Manager on a 16-storey luxury residential high-rise

  • Manage project delivery from an owner’s perspective through active construction and close-out

  • Support ownership decision-making by clearly outlining options, risks, and implications

  • Lead coordination with architects, engineers, interior designers, and specialty consultants

  • Interface closely with the development and construction partner to align execution with owner priorities

  • Review consultant deliverables for completeness, coordination, and alignment with project goals

  • Track owner-level budgets, contingencies, and cost forecasts

  • Review and assess change orders, pay applications, and scope impacts

  • Monitor schedules and milestones, proactively flagging risks

  • Maintain a live risk register and issue log

  • Ensure delivery aligns with approved design intent and luxury residential standards

  • Balance design quality with constructability and budget realities

  • Prepare clear, concise reporting for ownership and stakeholders

  • Document key decisions, approvals, and action items

Must-haves

  • Proven experience as a Project Manager on mid-rise or high-rise residential projects

  • Strong understanding of owner-side project management and developer priorities

  • Experience coordinating complex consultant teams

  • Solid grasp of construction sequencing, budgets, and change management

  • Ability to collaborate effectively with a construction-focused partner without duplicating roles

  • Strong communication and decision-framing skills

  • Experience working on U.S.-based projects (Florida experience preferred)

Nice-to-haves

  • Professional fluency in Spanish, with the ability to communicate effectively with international partners
